North Perry Village Zoning Application Guideline
RESIDENTIAL STRUCTURES OR USE
APPROVAL LEVELS SHOWN: ( 1. Zoning Inspector 2. Planning Commission 3. Board of
Zoning Appeals )

Zoning Inspector:
Approval level covers in general, applications for the
General Construction, Alteration, Addition, Movement or Demolition of a
Residential Dwelling, Accessory Buildings, Fences, Signs, Swimming Pools,
Storage or Construction Trailer, and Driveways. Also covers Nuisance or
Violation Complaints, Drilling or Construction of Wells, Change of Use, and New
Business Occupancy. Submit one (1) sketch of site and building/structure per
section 1107. Allow 5 days for Zoning Inspector review. Applicant must submit a
Zoning Application and
fee before approval.
SITE PLAN REVIEW:
Applicant will submit one (1) copy of a General Construction Sketch for most
accessory structures, fences and use permits. For General Construction or
Alteration of one (1) to four (4) Dwellings, or Addition to a Dwelling,
applicant will submit three (3) copies of site plan (Engineering drawing), Three
(3) copies of Residence Construction Plans, and one (1) copy of the legal
description (or deed) of the property. Allow 10 additional days for Engineering
review.
All Prints must be stamped Approved by both Zoning Inspector and Village
Engineer. Legal Description must be stamped by the Zoning Inspector. Documents
will be retained for file. One set is returned to the applicant for Building
Permit Application.
COMMERCIAL AND INDUSTRIAL AND OTHER RESIDENTIAL STRUCTURES OR USE
INCLUDING LOT SPLITS AND SUBDIVISIONS

Planning Commission:
Approval level covers in general, (but not limited to) Lot
split or Boundary Alteration, Construction of five (5) or more dwellings, Grade
Changes, Construction or Installation of Modular home or Mobile Home or Trailer
Home, Temporary living quarters, Non-Conforming Use, Construction or Alteration
of Ponds, Lakes, Drains, Watercourses, Roads, Antenna, Bond Violations,
Subdivisions, and Construction of a Principle Building, Driveways, Roads, and
Parking Areas and Additions for Commercial or Industrial use. Applicant must
have submitted for a Zoning Application, and fee before a meeting. The Planning Commission has 30
days to determine action after a meeting is concluded.
SITE PLAN REVIEW:
Commercial, Industrial, and
Subdivisions require ten (10) copies of the Conceptual Plans for a
Preliminary Review. A
Subdivision is two (2) or more added lots. Subdivisions, Commercial and
Industrial buildings, Lot Splits, Boundary Alteration, and five (5) or more
Dwellings require applicant to submit for Final
Approval sets of Engineering Drawings of ten
(13) copies of a site plan, including a plot plan, original topography, finished
grade plan, parking and drainage plan, soil erosion control plan, utilities
plan, landscaping plan, roadway plan, and construction plans. Also required are
five (5) copies of a legal description (deed), and (if a subdivision) ten (13)
copies of Subdivision Plans, Construction Plans, and Plats (each level) as
required in section 1107.

All Subdivision Plats will be endorsed by the Planning Commission Chairman.

Board of Zoning Appeals:
Will hear Appeals of Denial of
Zoning Application as passed forward from Planning
Commission or Zoning Inspector. All Applicants for an appeal must have submitted
for a Zoning Application
and a Notice of Appeal
and paid fees before an Appeal Meeting. Board of Zoning Appeals has 30 days to
determine action after a hearing is concluded.
Applicant will submit three (3) copies of a plan or map drawn to scale showing
appeal in detail, as required in Notice of Appeal and Planning Commission
Documents, as in section 1107.
Documents submitted will be retained for file. One set is
returned to the applicant.
